Florida’s housing landscape highlights a growing disconnect: even with homes on the market, many simply don’t align with what today’s buyers genuinely need—be it budget, location, or stage of life. Having spent four decades navigating residential brokerage and property management, I’ve witnessed how an aging, owner-heavy market can leave the next generation with options they either can’t afford or don’t want. Affordability here goes far beyond the sticker price; insurance, association dues, maintenance, storm risks, and the necessity of a car all factor into whether a property truly works for someone. Strong, established neighborhoods thrive when residents have the flexibility to move within their community—downsize from a larger home, find a nearby townhouse, or choose a cottage or accessory dwelling as needs change. The question facing Florida now: will future buyers embrace the homes that come available, or does our market need broader choices in price, size, and location to stay vibrant? My experience tells me that thoughtful property management and adaptive housing options are going to be central to that answer.
